Project Brief
ISM Containers supplied and installed a set of solar-powered flat pack office units at the Vipingo Special Economic Zone in Kilifi County. The units were manufactured off-site, shipped flat and assembled on prepared concrete plinths into finished, ready-to-use offices set among the sisal fields of the Vipingo landscape.
The client needed working space that could be delivered and occupied quickly, without the cost and long timelines of conventional construction. The buildings also had to perform in Kenya's hot, humid coastal climate and keep running reliably while grid infrastructure across the zone is still developing. The scope covered:
- Flat Pack Supply: Factory-made components shipped flat to cut freight volume and cost, then assembled on site in days rather than months.
- Office Configurations: Single-module units for compact, self-contained offices and twin-module blocks joined side by side to create larger offices with separate entrances.
- Building Envelope & Openings: Insulated sandwich panel walls in a clean white finish, sliding windows with steel security bars, doors with weather canopies and glazed end walls on selected units for natural light.
- Solar PV Power: Integrated arrays mounted directly on the roof or on an elevated steel frame that also shades the building, giving the offices independent, clean power from day one.
- Foundations & Groundworks: Raised concrete plinths under every unit to protect against moisture and allow for drainage.
- Landscaping & Compound: Gravel hardstanding, lawned beds edged in coral stone, external LED security lighting, an elevated water storage tank and perimeter fencing.
Because every module was prepared off-site, work on site focused on plinths, assembly and finishing. The result is a tidy, professional office campus that can be dismantled and relocated as the client's needs change, or expanded with additional modules as operations grow.
