In a bold departure from conventional construction, the newly opened Zaria Court Mallis making waves across East Africa—not just for its modern design, but for how it was built. Using 35 repurposed shipping containers, the project has emerged as a landmark example of sustainable, modular construction, delivered by Nairobi-based innovators ISM Containers. Nestled in a rapidly growing commercial district of Kigali, Zaria Court Mall offers more than just shopping. It’s a vibrant new destination featuring retail stores, restaurants, cafés, and even a full-fledged radiobroadcast studio. But it’s the mall’s architecture that’s turning heads – and reshaping expectations.
The original plans for Zaria Court envisioned a traditional brick-and-mortar structure. But rising costs prompted the developers to seek a smarter solution. That’s when ISM Containers stepped in with a transformative idea: redesign the entire project using modular shipping containers – achieving 50% cost savings in the process. We were able to drastically reduce construction time and expenses by leveraging the modularity and durability of containers,” said a spokesperson from ISM Containers. “But beyond the economics, this approach gave the project a contemporary aesthetic and adaptability that traditional methods simply can’t match.
From Nairobi to Kigali: A Modular Journey
Each of the 35 container units was fabricated at ISM Containers’ facility in Nairobi, Kenya. The containers were then transported overland to Kigali, where they were swiftly assembled into a striking, multi-level structure.
The scope of work was comprehensive. ISM delivered container modifications, external civil works, and full interior fit-outs, transforming steel boxes into premium commercial spaces equipped with electricity, plumbing, climate control, and modern finishes. The final layout features stacked and staggered units to create visual interest and functional flow. Wide walkways, open-air terraces, and landscaped exteriors contribute to the mall’s community-friendly vibe.
Beyond Retail: A Cultural Hub
Zaria Court isn’t just about commerce – it’s a cultural anchor. Alongside boutique stores and eateries, the inclusion of a radio studio brings an unexpected but welcome layer of community engagement. Live broad casts and local programming from within the mall add a dynamic media presence to the retail mix.
